What Size Mini Split for 500 Sq Ft?

Most 500 sq ft rooms need a 12,000 BTU (1-ton) mini split. ENERGY STAR's sizing chart puts 450 to 550 sq ft at 12,000 BTU. Go up to 18,000 BTU for a kitchen, a very sunny room, ceilings over 8 feet, more than two people using it every day, or an uninsulated garage.[1]

01 / BTU chart

The ENERGY STAR sizing chart, around 500 sq ft

ENERGY STAR sizes air conditioners by floor area. The chart assumes an 8-ft ceiling. Find your room's square feet, then read across.[1]

ENERGY STAR cooling capacity needed by room area, 300 to 1,000 square feet
Room sizeCapacity needed
300 to 350 sq ft 8,000 BTU

700 to 1,000 sq ft 18,000 BTU

Written for room air conditioners; mini splits are sized the same way for one room. Measure length times width of the room in feet.

02 / Your room

Adjust for your room

Start at 12,000 BTU and apply ENERGY STAR's adjustments that fit your room. Then buy the smallest size that covers the total. Mini splits on Amazon jump from 12,000 to 18,000 BTU.[1]

Ceiling rows are computed by us from ENERGY STAR's 8-ft basis (more ceiling = more air to cool). Changes stack: a very sunny kitchen comes to about 17,200 BTU, still within 18,000.

03 / Too big or too small

What happens if you get the size wrong

  • Too big. It cools the room before it can pull the moisture out of the air, so the room feels damp and clammy (ENERGY STAR). It also turns on and off too often, which wastes energy (NEEP).[1][2]
  • Too small. It runs flat out and still can't hold the temperature on the hottest days. In winter the gap grows: the 12,000 BTU units below make 6,200 to 11,500 BTU of heat at 5°F, not 12,000 (AHRI).[3]
  • Between sizes? Step up. Mini splits are inverter units: they slow down instead of shutting off. NEEP's sizing guide says variable-speed equipment softens the cost of a cooling unit that is a bit too big. So if your total is between 12,000 and 18,000, buy 18,000.[2]

Heat at 5°F is the certified heating output on a 5°F day; the units here keep 52% to 96% of their rated heat. HSPF2 is heating efficiency. Pro units need an installer to vacuum and charge the lines.

05 / Power

115V or 230V for a 500 sq ft room?

Pick by the circuit you can run, not by efficiency. At 12,000 BTU, the best 115-volt unit rates 23 SEER2 and the best 230-volt unit rates 24.[3]

A 115V unit runs on a regular 120-volt circuit. A 230V unit needs a 240-volt circuit, like an electric dryer's. Either way, give it its own breaker and follow the install manual for the breaker size. If you don't have the circuit, that part is a job for an electrician.

At 18,000 BTU, every unit we matched runs on 230 volts.[3]

06 / Install

DIY or pro install?

A true DIY kit ships with pre-charged lines that click together, so you need no vacuum pump or gauges. On Amazon today, the DIY 12,000 BTU kits cost $1,459 to $1,719.99.[4]

The units that need a pro cost $429.99 to $1,824.99, plus the installer's bill to vacuum and charge the lines.[4]

Read the warranty before you choose. Klimaire says "DIY installation allowed (must follow local code)." MRCOOL's DIY warranty needs no registration for a system installed by its instructions. Senville says "DIY installation will void your warranty coverage."[6][7][8]

Measure first: the Klimaire DIY kits we pick come with a 25-ft line set, so the outdoor unit must sit within that run of the indoor unit. The Perfect Aire listing does not say how long its line set is.[4]

07 / Garage

What size mini split for a 500 sq ft garage?

Insulated and finished (walls, ceiling and door): size it like a room, 12,000 BTU, then use the adjustments above.[1]

Uninsulated: ENERGY STAR's chart is for rooms, not bare garages, and heat comes in through bare walls, the roof and the door. Buy 18,000 BTU. Published garage calculators land at 18,000 to 24,000 BTU for a garage this size (HVAC Base, Best Calculators).[9][10]

Insulate the garage door and ceiling first if you can. NEEP's guide says to fix insulation and air leaks before you size the equipment, because it shrinks the size you need.[2]

If you will heat the garage in a cold winter, check heat at 5°F. The Cooper & Hunter Hyper Heat 12,000 BTU makes 11,500 BTU at 5°F, the most of any 12,000 BTU unit here (it needs a pro install).[3]

09 / Questions

Frequently asked

What size mini split do I need for 500 sq ft?
12,000 BTU (1 ton) for most rooms. ENERGY STAR's sizing chart puts 450 to 550 sq ft at 12,000 BTU. Go to 18,000 BTU for a kitchen, a very sunny room, ceilings over 8 feet, more than two regular occupants, or an uninsulated garage.
Is 12,000 BTU enough for 500 sq ft?
Yes, for a normal room with an 8-ft ceiling. It covers 450 to 550 sq ft on the ENERGY STAR chart, and MRCOOL's listing for its 12,000 BTU DIY Select says it covers rooms up to 550 sq ft. It is not enough for a 500 sq ft kitchen, which needs about 16,000 BTU.
Is 9,000 BTU enough for 500 sq ft?
No. ENERGY STAR's chart puts 9,000 BTU at 350 to 400 sq ft. Even a heavily shaded 500 sq ft room needs about 10,800 BTU.
What size mini split for a 500 sq ft garage?
12,000 BTU if the garage is insulated and finished. 18,000 BTU if it is not insulated. Insulating the door and ceiling first lets you buy the smaller unit.
Is 18,000 BTU too big for 500 sq ft?
For a normal bedroom or living room, yes: it will cool fast but leave the air damp. It is the right size for a 500 sq ft kitchen, a very sunny room, a room with 9- or 10-ft ceilings, or an uninsulated garage.
Should I get a 115V or 230V mini split for 500 sq ft?
Whichever circuit you have or can add. At 12,000 BTU the efficiency is almost the same: 23 SEER2 for the best 115V unit and 24 for the best 230V unit. 115V runs on a regular 120-volt circuit; 230V needs a 240-volt circuit.
Can I install a 12,000 BTU mini split myself?
Yes, if it is a true DIY kit with pre-charged quick-connect lines, such as the Klimaire DIY or Perfect Aire Quick Connect. Senville, Cooper & Hunter and Pioneer units need a pro to vacuum and charge the lines, and Senville says a DIY install voids its warranty.
Will a 12,000 BTU mini split heat 500 sq ft in winter?
It depends on how cold your winter gets. These units make 11,500 to 12,600 BTU of heat at 47°F, but at 5°F the 12,000 BTU units we list make 6,200 to 11,500 BTU. For hard winters, a cold-climate unit like the Cooper & Hunter Hyper Heat (11,500 BTU at 5°F) or the 18,000 BTU size is the safer buy. A Manual J load calculation gives the exact heat loss of your room.
How many square feet does a 12,000 BTU mini split cool?
About 450 to 550 sq ft with 8-ft ceilings, per ENERGY STAR's chart. Less if the room is very sunny, is a kitchen, or has high ceilings.

How we did this

Method

How we sized the room and picked the units

Sizing. The base size and the shade, sun, occupant and kitchen adjustments are ENERGY STAR's, read from its room air conditioner page on October 7, 2026. The ceiling rows scale the chart's 8-ft basis by room volume; that step is ours.

Buying rule. We round each total up to the next size sold. The sizes come from every mini split we matched on Amazon (9,000, 12,000, 18,000, 24,000 and 36,000 BTU); none was 15,000.

Units. Each Amazon listing is matched to the exact outdoor + indoor pair in the AHRI Directory, which certifies cooling capacity, SEER2, HSPF2 and heat at 5°F. Prices are from Amazon's product data, and each buy button was checked live for an Add to Cart button on October 17, 2026.

Picks. Best for most rooms = highest certified SEER2 among cold-climate DIY 12,000 BTU kits. Best on 115 volts = the same for 115-volt kits. Lowest price = the cheapest 12,000 BTU unit that is both ENERGY STAR and cold-climate certified. These match our picks on the best mini-splits page.

Limits

What we checked, and what we did not

We checked:

  • ENERGY STAR's sizing chart and adjustments, read October 7, 2026.
  • AHRI Directory ratings for the exact outdoor + indoor pair of every unit listed, queried by model number.
  • Amazon price for each listing from Amazon's product data, and a live check that each listing had an Add to Cart button, on October 17, 2026.

We did not check:

  • We did not install or test any unit. Ratings are AHRI-certified lab figures.
  • ENERGY STAR's chart is written for room air conditioners; mini splits are sized the same way for one room, but it is not a load calculation.
  • The ceiling-height rows are our own scaling of ENERGY STAR's 8-ft basis. An ACCA Manual J calculation gives the exact number for your room.
